What is a modular home?

A modular home is built, section-by-section, in a factory setting according to the International Residential Code (IRC), which requires compliance with all state and local building regulations.

When a modular home has been fully fabricated, the sections are then transported to the building site in the Tampa Bay area,  and assembled on a permanent poured foundation.

The modular home building process gives home buyers a low risk alternative to obtaining their dream home, while also potentially saving thousands of dollars. Here are some of the reasons to consider building a modular home in the Tampa area:

  • Money Savings
Modular homes cost 60 to 70% less to build than conventional homes in Tampa.
  • Short Turnaround Time
On average, modular homes take 1-3 months to build compared to 6-12 months for conventional construction.
  • Highly Customizable
Modular homes offer even more customization options than manufactured homes. They are available in a wide variety of floor plans and designs with hundreds of options for finishes.
  • Energy Efficiency
A modular home in Tampa is often built to higher energy efficiency standards than other Tampa area homes.
  • Simplified Financing
There are many options for financing a modular home, including FHA loans, USDA loans, VA loans, Home-Only loans, and even conventional mortgages. Even though there are various components involved in building a modular home – such as site clearing and grading, septic tanks, driveways, carports, etc. – the loan can be configured so you have one single monthly home payment.
